Durable Protection, Seamlessly Delivered
Whether you’re sealing a concrete surface, coating a flat roof, or protecting exposed structural materials, our specialty coatings division delivers long-lasting results without disruption.
From Colorado Springs to Fort Collins, we help property managers, facility directors, and commercial owners extend the life of their investments with durable, high-performance coatings and sealants. Here’s how we make it easy:
1. Free On-Site Assessment. We start with a site visit to assess surfaces, discuss your use case, and determine the best protective system for your specific environment—whether that’s high-traffic concrete, a weather-exposed flat roof, or structural steel.
2. Solution Design & Scope. You’ll receive a proposal detailing surface prep, product selection (such as fluid-applied roofing membranes, concrete sealers, or elastomeric wall coatings), and clear timelines. We balance durability, aesthetics, and cost to fit your goals.
3. Site Preparation & Scheduling. We coordinate with your team to plan access, minimize downtime, and sequence work around site constraints. We’ll stage safely, protect adjacent surfaces, and prepare for variable weather across the Front Range.
4. Expert Application. Our coatings team is experienced in systems from major manufacturers like Gaco, Karnak, Mule-Hide, and Sherwin-Williams. We apply each product according to spec for a clean, watertight, and code-compliant result.
5. Walkthrough & Warranty Closeout. We complete the job with a site walkthrough, punch list resolution, and delivery of all warranty documentation and maintenance guidance.
Coatings Done Right—With Zero Disruption
You need results you can count on—and a team that doesn’t slow down your day. From roof coatings to parking lots, here’s why teams across the Front Range call Zenith for specialty work:
- One Contractor. Full Systems. Whether it’s a roof, a slab, or an exterior wall, we handle prep, application, and final coatings. No hand-offs, no finger-pointing.
- Code-Compliant and Warranty-Approved. We follow manufacturer specs and local codes, and we stand behind our work. All coatings include manufacturer documentation and long-term durability options.
- We Understand Occupied Sites. Hospitals, schools, parking garages, multi-tenant buildings—we’ve worked in all of them. Our crews are trained to minimize disruptions and operate safely around the public.
- Local Knowledge, Regional Reach. We know Colorado’s climate, elevation, and expansion cycles—and how they affect coating performance. You get smart recommendations backed by real field experience.
FAQs
Do you provide the technical datasheets for the roof coatings you use?
Are you certified with the coating supplier to apply these roof coatings? May I please see your training certificate?
Our technicians are constantly undergoing training and certifications with our product suppliers. Our technicians are trained in surface preparation, application, and finishing techniques.
What is the level of volatile organic compounds (vocs) in the roof coatings you use?
What do you do on a garage floor when you have a control joint or an expansion joint in the concrete floor?
What is MVE?
MVE stands for moisture vapor emissions. We refer to this when applying a coating over a concrete slab on grade. When there is moisture beneath the slab it can travel up through the slab as vapor. Usually, the hottest time of the day is when you have the highest levels of MVE.
MVE is a leading cause of floor coating failures and should be addressed by applying a specialty MVR (moisture vapor resistant) primer before applying the base coat.
In what weather conditions can the coating be applied?
